How to Become a Real Estate Agent in India

To become a real estate agent, what do you do? That is to become a successful real estate agent.

As an agent and broker, I know how to become a reliable real estate agent?

In the journey of real estate, as an agent, I experienced and faced many ups and downs. Sometimes, unexpected disappointments, sudden backlashes, and small jerks.

Whatever and how is it a big hindrance? Eventually, I stood up and became a consistent agent now.

So, you too become the best agent, what you will do until you reach the destination of your goal?

That’s why here I am sharing my own experiences and lessons to become a good real estate agent.

1. Who is a real estate agent

Who is a real estate agent? and what he does actually do? The real estate agent is a mediator between the seller and buyer. He works on behalf of the seller and buyer which means he manages both sides and gets two side commissions.

What does he actually do? Is searching for properties which ready to sell on behalf of the seller thereafter find the buyer and encourage him to buy that property. When the buyer purchases it, his lead is generated.

Thus he will get some assured percentage of the amount from the sold property and move further.

Furthermore, real estate is an investment-oriented business so to benefit both buyer and seller, you should have a clear idea of property worth and its background details.

That means you should have a vast knowledge of all types of properties physically and economically. Then only, your chosen property leverage both parties.

Once you satisfy the buyer and seller with a successful property deal, then they start believing you gradually, which leads to sales increases, and eventually, they will refer more buyers or sellers in the future.

Consequently, day by day your brand name spread to wide regions and investors.

So once you got trustworthy in the market, you will grow as fast as expected.

While comparing to foreign countries, in India, real estate agents have not expected recognition.

In foreign counties, the real estate agent has prominent identification and it is a respectable post in their society. Agent jobs have high-value and lucrative career options in the USA, Canada, and other foreign countries.

2. Roles and responsibilities of a real estate agent

As a real estate agent, how do you accomplish your agent role? what steps involves in the journey of business? How do you implement it and how do you understand the perspectives of buyers and sellers? It completely depends on the role you play.

The real estate business is not as simple as you imagine, it is a broad market in India as well as in the world.

So if you want to become a reliable agent and want to grow in the world real estate sector, you should have a strong grounding and well marketing skills.

Good communication connects people and increases your brand presence, So that, it will be advantageous if you speak at least three major world-recognized languages.

The successful role of the real estate agent depends on his effective convincing skills and chosen properties. Moreover, understanding the requirements and expectations of the buyers and sellers. And deep knowledge of the property that he is going to sell.

A successful agent always collects all property data and its complete background details before putting it into the market.

Investors or brokers like agents who are active and talented to convey the right message for the buyer and seller to generate leads. As well as, Agent who has honest and ethical qualities.

When speaking with clients, you do not hide anything, be open, and frankly speak with them.

Talented agents grab the real estate sector opportunities when they open to the outside world.

Similarly, the Strong communication skills of any agent make sellers and buyers more impressed to close the deal.

If you earn good faith and the name of a bestseller in the real estate market, Clients will refer you to other consumers.

So good character, humility, and respect for the people in this field can enhance your market and brand name.

As an agent, It is better to have knowledge of the construction field and other technical points of view on it.

If you are an Indian agent, It is better to have Vastu knowledge, not at all 100% but at least you require some knowledge.

Other than the above skills, mathematical skills are required to calculate the area of plots, layouts, and large areas or acres.

You will require a legal point of view knowledge to find out any law-related issues.

Also, require enthusiasm and long-time patience. 

Not only the above skills, but good appearance, positivity, and a proactive mind also help you to grab the attention of clients.

Moreover, you need time punctuality and presence of mind to intact with clients at the site location.

As well as, strong persistence and passion to work 24 hours with clients.

Likewise, good knowledge and well awareness of different areas of states to find properties in different physical locations.

Moreover, vivid tactical skills, interactiveness, and sophisticated business strategies attract buyers and sellers to tackle the deals.

Consequently, Rigid hard work, self-determination, and consistent passion help you to be a successful agent in the market.

To become a successful agent, great coordination and supportive team spirit are required to work with the people involved in your business.

To travel on the right path in the journey of the real estate business, you feel a real estate agent job is a professional duty.

As an agent, better qualities and well-acquired knowledge in your field will help you to spread your talent and brand.

It all depends on how you convince buyers or sellers and how you sell land or plot, big ventures, and whatever extent in the market.

But the ultimate goal of an agent is convincing the buyer or investor and satisfying his customers or investors.

Suppose, when a home buyer or seller consulted me to lead their property, I will collect the all details of the property and its physical measurements and check property legal-related issues.

My duty as an agent for visiting the site

To make a site visit, I accompany the buyer, I will show him the property and at the site location, I will explain all property details if he likes the property and is ready to purchase it then I will hand over property documents and after checking all docs legally and physically if he ok with all property details then I open the property cost or rate or price if he OK to that price then I will arrange the sitting to meet buyer and seller face to face at one place where they will discuss doubts about the property after ok with details then they move forward to discuss price and if the price is ok then the deal will be closed. Here, to be done all the above things, agents play a major role to make the whole process easy.

3. Difference between a real estate agent and a broker

Real estate broker

The real estate broker is a trained and well-educated independent person. Other than the real estate agent, a broker establishes his own office and recruits salespeople and real estate agents. All these people work under the broker.

A broker has his own office and subordinate team. Likewise, he maintains vehicles to make site visits for the buyers so he is the sole owner to monitor the agents and salespeople to make all real estate business transactions.

Real estate Agent

The real estate agent is a professional licensed worker and works under a brokerage or a broker. He does not have his own office. further, he deals with buyers and sellers, when the property will be sold out, he will get two side commissions from both sides parties.

Probably, more energetic and enthusiastic people are fit to become successful real estate agents.

4. Becoming a real estate agent in Foreign countries

To become a real estate agent or to get a real estate agent license in foreign countries like the USA, Canada, and other countries.

You are to be 18 years old or above age based on different countries.

And also, you should be a native person which means you should be a citizen of that country.

To acquire the license, you will have to complete pre-licensing education.

Moreover, you will have to pass the real estate agent license exam.

Before all, you have to know the state’s requirements depend on your country.

To become a professional real estate agent, you have to cross 3 stages from where your journey starts.

First of all, a real estate agent should take training in any approved real estate school. After completion of your course, you have to take a training certificate from that school. The course period may vary from country to country and that maybe 90 days to 150 days depending on your native state’s norms. The received certificate will be used to apply for the agent license exam.

Once, you complete the pre-licensing training or course, you should have passed the final real estate agent licensing exam. You may have faced strange questions while you facing exams but you have to carefully tackle those questions.

Consequently, if you pass the exam successfully, then your final step is now to join any real estate brokerage or company.

This is the way to get a real estate agent license in foreign countries.

5. Becoming a real estate agent in India

To become a licensed real estate agent in India, RERA ( Real estate regulation act, 2016) will provide you agent license and certificates.

Section 2 of the RERA act defines the rules for real estate agents to run the jobs.

Generally, 90% of Indian real estate agents work without an agent’s license. Agents don’t need educational qualifications and pre-course training.

So compared to foreign countries, India has been given the freedom to realtors to run their real estate transactions.

But to become a successful and prominent real estate agent, it is good to be having an agent license.

What is the role of a real estate agent? The agent negotiates or works on behalf of the seller or buyer to sell the property, instead, he will get the sum or percentage of commission from both parties.

So in India, lakhs of agents work without any restrictions or certificates.

In India, no strict rules defined becoming a real estate agent.

What the Indian RERA Act says is every real estate agent should register their authority or name as per section 9 of the RERA act. If any mistakes happen without registration should be accountable under section 9(1) of the RERA act.

Every real estate agent shall register their authority or name by filling out the RERA FORM ‘G’.

Thereafter they will provide the required documents:

  • Any Govt approved copy of the address
  • Photographs and complete personnel details
  • Authenticated copy of PAN card
  • Address proof of real estate agency
  • After getting your agent certificate from the RERA, it is valid for 5 years.
